Finally got a chance to visit Tonkichi, it was packed even on a weekday night. Had to wait for more than 15 mins when we visited @ 8.30pm.

tonkatsu, excellent quality and bursting with flavours breaded deep-fried pork cutlets. The exterior is crispy n tasty while e interior is tender n juicy which greatly demonstrated Tonkichi's prowess in this field. Free-flow of rice and cabbage! The Salad dressing is wonderful, very refreshing.

Ramen on the other hand is just plain normal. In other words, Tonkichi is good for fried fried stuff

Time files.... is the end of the year yet again..... think it will be a tough year ahead.....
I end off the year with a paper lost of 27K.... I have set a very high target of 12K dividend next yr.. hopefully with less paper loss....
I have also refinance the HDB loan to 10 years, left with 7.5 years of repayment period...
Work wise..... nothing much... only with uncertainly of the merger into SingTel Group next yr....

Will be expecting more natural disasters next yr....

Finally have the chance of dining here, is a small cosy place for food. Service is on the better side although i feel they need to hirer more servers during peak hours. The food is just above average. I will come back again to try their brunch selections.

ComforDelGro revises taxi fares YET AGAIN

SINGAPORE: Commuters can expect to pay more for their taxi fares from next Monday.

That's because one operator - ComfortDelGro - has announced it is revising its fare structure from December 12 to better meet the increased demand for taxis.

And the National Taxi Association is urging other operators to adjust their fares as soon as possible.

From next Monday, the flag-down rate of ComfortDelGro taxis will increase between 20 cents and 70 cents depending on the model of the taxi.

So trips on a Crown taxi, for example, will start from S$3.00 instead of the current S$2.80.

For the Camry and Limousine cabs, the flag-down rates will be between S$3.40 and S$3.90.

The taxi meter will also register a jump of 22 cents instead of 20 cents, but over a longer distance travelled.

Advance booking fees will also rise to S$8.00 to encourage more drivers to accept such bookings. For Limousine cabs, advance booking fee will rise to S$18.00.

But the current booking fee of S$3.50 for peak periods and S$2.50 for all other times will be reduced by 20 cents.

The public holiday surcharge of S$1 will be removed.

The peak-hour surcharge - now at 35% of metered fare - will be lowered to 25%.

But the surcharge will be extended from 6am-9.30am in the morning compared to 7am-9.30am currently.

The evening surcharge will also apply to Sundays and public holidays and will run from 6pm-midnight compared to 5pm-8pm from Mondays to Saturdays currently.

As a result of the revisions, some commuters will see a drop in total fare bill while others will experience an increase.

For example, commuters who take taxis between 5pm and 6pm will see a 21 percent or S$2.60 reduction in taxi fares for a 10km trip, while those who take taxis in the extended peak hours will experience an increase of about 33 percent or S$3 for a similar 10km trip.

In addition, the evening city area surcharge of S$3 (from 5pm-midnight) will be extended to include Sundays and public holidays.

ComfortDelGro said the flag-down, distance and waiting time fares were last adjusted in December 2007.

Since then, taxi drivers have had to cope with higher costs of living as a result of inflation, said the company.

The National Taxi Association said that in view of the rapidly rising operating costs, especially diesel prices, the revision is "fair and timely" to help taxi drivers defray part of cost increases.

Finally had a chance to dine in Outback steakhouse @ Millenia Walk. The food really lives up to my expectation. We order Set lunch, that comes with soup & drinks....

Bread with cream cheese? (I believed) - and this is really good. The bread was warm and fluffy, and just a little crispy on the outside.

The Soup was great as well bursting with flavors..

The target I have set for this year has been fulfilled, I have reached my $6,455.97 dividend for this year.... realized Profit: $3,921.39 however I am sitting on a $18K paper loss....
After some thoughts, the target that I'm going to set for next year will be much more challenging, I am going set a 12K dividend target for Year 2012, that will be 1K a month, guess i wouldnt have to let my $$ work very very hard for me.... :)
I would need to re-balance my portfolio, and to focus more on counters I'm holding rather than adding new counters, unless is really very attractive.
I have subscribe TigerAir Rights, awaiting for the allocation on 3rd Nov...

Know What You're Paying!
Many Singaporeans invest in stocks, unit trusts or bonds using their CPF ordinary accounts. But not many are aware of the bank charges they are incurring.

To invest through his CPF ordinary account, an investor has to first open a CPF investment account at one of Singapore's banks - DBS, UOB and OCBC. After he has opened CPF investment account, he is free to buy unit trusts or stocks from any stockbroker, unit trust distributor, or bank. However, are you aware that there is some difference in the CPF investment charges of the four banks? We take a closer look at these charges as they relate to stocks and unit trusts. Please note that these costs are applicable over and above other possible initial sales or stockbroking charges that you may incur in making a CPF investment using your ordinary account.

There is not that much of a difference here, but quite clearly UOB Bank offers the cheapest transactions cost on a per unit basis. Because the cost is on a per 1,000 unit basis, the more units you buy, the higher the costs. If the price of a unit is $1, then this CPF transaction cost works out to be 0.2% charged by UOB bank and 0.25% charged by the other three banks.

Quite clearly, it would be desirable to buy units which are higher priced because the transaction cost is on a per 1,000 unit basis rather than a per dollar basis. Thus, if you buy 1,000 units of a stock or unit trust at $10 a unit, your transaction cost is a mere 0.02% (with UOB) and 0.025% (with the other three banks). In the unit trust universe, the price of a unit trust has absolutely no relation to whether the fund is overvalued or expensive. So, you will actually save some money on CPF transaction costs if you buy funds that are priced high and if you invest up to $10,000.

Example:

Assuming I have a CPF investment account with UOB bank.

If I invest $10,000 into fund A which is priced at $10, I will get 1,000 units and so I pay just $2 which is 0.02% of my investment amount.

If I invest $10,000 into fund B which is priced at $1, I will get $10,000 units and I pay $20 which is 0.2% of my investment.

Another point that needs to be pointed out to investors of unit trusts is that the CPF transaction costs are for every 1,000 units or part thereof. That means that even if you buy fewer than 1,000 units, you would still be charged $2.00. (by UOB) or $2.50 (by the rest of the banks). The implications of this is that if you choose to set up a regular savings plan and you wish to pay via CPF each month, it is not a good idea to invest just $100 per month. You will be paying 2% (with UOB) and 2.5% with the other banks. It is a huge charge to pay on just $100 of investments.

Example:

Assuming your CPF investment account is set up through DBS/OCBC or OUB bank.

If you invest $1,000 into fund A costing $1, you would have paid $2.50 or 0.25% in CPF transaction charges.

If you invest $1,000 by setting up an RSP of $100 per month and assuming the price of the fund stays at $1, then after 10 months, you will also have invested $1,000 BUT you would have paid $25 or 2.5% in terms of CPF transaction charges and this is on top of the normal initial sales charges that you have to pay for investing in unit trusts. (Imagine, after saving 2.5% for investing through an online distributor like us, you end up paying that all back in bank charges on your CPF account!).

Please note here that we feel that saving regularly is a good habit and we encourage investors to adopt regular savings plans. However, given the bank charges levied on such CPF transactions, setting up an RSP using your CPF would result in a higher costs (unless you are investing $1,000 or more each month through your RPS). All these charges do not exist for cash purchases or regular savings plans. For your CPF investments, the best method would be to buy one-time large amounts. If your CPF money is still building up, then wait till you have enough before you invest again.

For those who like to buy stocks, you can get an idea on how much you've been paying from the table below.

So, a person that invests in 10 different stocks through CPF would have to pay $20 per quarter or $80 per year. People who opened CPF investment accounts with DBS bank should take note about the minimum $5 per quarter. This means that you are best having 3 counters / unit trusts because even if you had 1 or 2 counters, you would still be paying $5 per quarter or $20 per year.

This is a quarterly charge levied by banks that works out to $8 per year for each counter. This discourages people from owning a lot of counters or unit trusts. Where CPF is concerned, you are best off keeping the number of unit trusts you own to just a few. This reinforces our view that you should pick funds that are good, and stay invested in these funds for the long term. Try not to have 5 technology funds in your CPF. You would be paying 5 times more in service charges compared to a person owning just one fund.

Example:

If I own just one global balanced fund and I have $100,000 in it, I will pay $8 per year (for OCBC, OUB and UOB) in service charges. This works out to a miniscule 0.008% on a per year basis. If I own 20 funds worth $100,000, then I will have to pay $160 per year or 0.16% per year in service charges !

It is a pity the charges are designed this way. This discourages people from investing through their CPF funds except using large amounts and they have to restrict themselves to just a few funds. Hopefully, these charges will come down in future as other approved banks are allowed by the government to also set up CPF investment accounts for Singaporeans. Our advice is that investing is extremely important (especially with the CPF ordinary accounts earning just 2.5% per year), however, because of the structure of current bank charges, it will be more cost effective to invest only in large amounts and to keep your investments to just a few counters so that you can keep those charges to a minimal.

Warren Buffett Explains Why Fear Overshadows Greed

It's a good time to remember one of Warren Buffett's classic rules: "Be fearful when others are greedy, and be greedy when others are fearful."

With so much fear in the financial markets right now, it's not a surprise that Buffett is being greedy.

He reminds Fortune's Andy Serwer that "the lower things go, the more I buy. We are in the business of buying." (He, of course, won't say exactly what he's buying.)

Buffett often makes a comparison to the price of hamburgers at McDonalds. If the price tag is reduced he doesn't get worried, he buys more and feels good that he's paying less for the same hamburger than it would have cost him the day before.

He acknowledges, however, that overcoming fear is easier said than done. "There is no comparison between fear and greed. Fear is instant, pervasive and intense. Greed is slower. Fear hits."

I Realize that my portfolio has too many dividend counters, is time i re-balance my portfolio to include more growth counters.... yesterday i sold off all my Singtel holding rather than waiting for dividend.... currently waiting to dispose AscendasIndT... next is to buy in more Capitaland & InnoTek & Sabana....
Have been very active in the market recently, bought Singpost & SGX.
For the past 5 yrs I really learn alot from the market, from fear to greed. from fearful nights to careless night... however i still need abit of courage to take action at the right time.... which i am still making the same mistake over n over again, which i am trying to overcome for the past 2 week, taking a small step at a time, slowly but surely I WILL succeed!

Singapore Telecommunications (SingTel) (STEL.SI), Southeast Asia’s biggest telecom firm, posted a 2.3% fall in its quarterly profit, in line with market forecasts, due to a steep fall in contribution from its Indian unit Bharti Airtel (BRTI.NS).
Bharti posted a bigger-than-expected 31.5% fall in its quarterly net profit and said its loss-making operation in Africa, which it bought last year from Kuwait’s Zain (ZAIN.KW) for US$9 billion, is expected to dent near-term earnings.
However, they will be paying out special dividend of 10 cents and final dividend of 9 cents, totaling to 19 cents.

Starhub has been raising for the past 2 months, really temped to encash my profits.... but the dividend is too attractive!

Innotek shares fell more than 10% from its peak of 0.625 to S$0.485 as i am writing this entry, on the disappointing Q1-2011 results and more importantly its sombre outlook for Q2-2011 where revenue was forecasted to be lower than Q1-2011. Other things being equal, this would suggest a loss in Q2-2011.
Management highlighted that the problems in Japan had impacted revenue by delaying new product launches from its higher margin customers such as Toshiba and Ricoh. The problems of higher costs in terms of raw materials and labour were also being addressed in terms of higher prices being charged to its customers of between 5-20% which should be concluded sometime in Q2-2011. So while we expect further weakness in revenue in Q2-2011 over Q1-2011, profitability should be better depending on when these price increases can be effected. So maybe Q1-2011 in terms of quarterly profit should be lowest barring another earthquake and tsunami in Japan and further supply chain problems but FY2011 net earnings are likely to be lower than the S$17.7mn in 2010 which gave an EPS of 7.75 cents and a final dividend of 5 cents.
A dividend should be paid in 2011 - I still like the stock for the medium term - its both a growth and yield play, ie in both my portfolios but I am taking it out of the growth portfolio until I have more clarity on the earnings for the rest of 2011. Given the 40% discount to its NAV of S$0.845 at its current price of S$0.485 and its gross cash per share of S$0.31, Innotek's downside is well protected. The current price weakness provides a good buying opportunity for a reasonable yield in 2011 and if the supply chain problems are resolved together with the price increases, we could be pleasantly surprised with its second half perfomance.

Capitaland

A low volume pullback would suggest that weak holders were selling. A high volume sell down is something else and investors should turn cautious. The volume which accompanied the formation of a long black candle today is the highest since 11 Feb 2011. The bearish tide is very strong.

Will I buy more to average down my price? Capitaland’s NAV/share is about $3.30. At today’s price of $3.12, it is trading at a discount to NAV. Fundamentally, Capitaland is a strong company. However, it does not mean that its share price cannot go lower from here.

Went to Pulau Ubin a couple of weeks back. In fact this is my first visit to Pulau Ubin! It was a tiring & hot yet enjoying trip. Spend half a day in the nature island, had lunch there before we went back to main land.

Had a satisfying meal at the island's coffeeshop, more like home cook food, reasonable priced.

A magnitude 9.0 earthquake hit northern Japan early Friday, triggering tsunamis that caused widespread devastation and crippled a nuclear power plant..

As i blog earlier, i am not surprise by the increasing number of natural disasters, first it was new zealand, China, now Japan... but i am just surprise by the huge devastation that was created by the earthquack.... let pray hard that the nuclear issue is within control....

happy times always files, 5 days of CNY holidays gone in a flash... back to work... And ICT is coming next week, 14 Feb ~ 26 Feb 2011. What a sad way to end CNY holidays!
Have been eating and drinking for the past 5 days! same faces and same questions for the past 3 yrs during the routine cny house visiting... in Fact this yr is the worst... nevermind... I am getting nightmare almost every night, have not been sleep well for the past 2 weeks....

I don't even feel like coming back to work, maybe i dont feel the passion on IT anymore... simply don't feel like working... if not for the little salary.... sigh... this is life...

I have re-invested the funds from the suntec sales to CapitaComm, trying to ride on the office rental uptrend revision, the current Office rental is still 50% down from the peak of 2008. Also just in time to catch the dividend for the 4th qtr 2010. CapitaComm just release their results this morning, in line with expectation, dividend distribution 3.93 cents per share.

Finally decided to divest all my suntec holdings, after deciding alot of factors.

Completed its acquisition of a one-third interest in MBFC1, which is financed 72% by a loan facility (S$1,105 m) and 25% by private placement of new units (S$428.2m). Its private placement was 3.1x oversubscribed on 29 Nov at an issue price of S$1.37, bearing testimony to investor’s confidence in its latest “Premium Grade A” assets acquisition.

Suntec’s financial profile, by increasing its aggregate leverage ratio from 33% to 41.5%3 . At the same time, Moody’s also expects Debt/EBITDA to increase to 9-10x, up from 8.3x, with EBITDA/Interest around 3-3.5x (from 4.3x) over the next two years

On the portfolio end, the completion of the Circle Line MRT asset enhancement works at Suntec City was less favorable than expected. We noticed that retail crowds have thinned considerably, especially in the evenings and weekends (when there are no major shows at Suntec Convention). It appears that the ‘rejuvenation of Orchard Road’ has stolen much of the traffic, and Suntec City Mall now relies heavily on its office-catchment during weekdays. If the trend persists, this may impact rental income, considering that Suntec derives some 53% of its total gross revenue from retail rentals and 47% from office leases. We think that the MBFC1 acquisition will help to boost the proportion of office to retail mix for Suntec, and help mitigate some of the topline effects of thinning traffic at Suntec City Mall, but this is, nonetheless, still a temporary fix.

Its a NEW year again! Wish all of u a happy and healthy new year 2011.
So many things happen in the year 2010, be it natural or man-made disasters; it has been increasing yr by yr.... I think we all can see that, humans are destroying themselves. I will not be surprise to see more extreme weather and catastrophic disasters in the yr ahead.
Personally alot of milestone for myself, it has been a year I shifted in to my place. Not to forget experience in hospital was not a pleasant one. I quit my job and took a 2.5 months break, and finally started working back to where i left off 2 yrs ago... Financially my investment reached the 100K mark. And Sad to say I have cross into my 30s! assuming if i am to life till 60, I am already half way there!

Birthday Celebration @ JCC. If my memory doesn't fail me, think i have been there a couple of times, be it wedding dinner or causal dinner. There was a wedding dinner ongoing that night, we find it hilarious while finding our way to the function room in t-shirt n shorts. Can feel the stares when we bypass the reception area. "No, we are not attending the wedding dinner!" haha.

The food was "Ok", not fantastic. The soup was nice, veg was normal & the noddles taste good. (maybe we are just too hungry after a long wait)

The Softshell crab with salted egg yolk doesn't taste too good, no salted egg fragrance at all. The fish is tender, prawn was huge and the meat taste too salty when eating alone, think it goes well with rice or bun.

I drop by HDB branch office over the weekend, decided to reduce my HDB loan from 30yrs to 15 yrs... since we have already built up around $20K in our CPF OA. It will take effect from 1 Jan 2011. Therefore our loan period left around 13.5 yrs. And the monthly installment almost doubled near to $700, which is still within our comfort zone. I guess we will have to do a full payment of the loan if were to consider getting a private property, so that we can take up another loan and will be able to use CPF to pay off our loan, lets wait for 2014 and see how it goes...

As for investment I have decided to divest all my SATs holdings and reinvest part of it to Sabana REIT, as i was allocated 2 lots from the IPO. didn't know that the IPO turn to a nightmare... @ current price $0.945 down around 10% from IPO, which i decided to double up at current price.
I am patiently waiting for AscendasIndia, i think is time for me to top up some.

I made a risky decision by buying a couple of SingTel lots this morning, think i was too impatient. But I think should be quite ok, as Singtel is a boring stock so should be quite "safe". Dividend of 6.8 cents will be paid in Jan 2011. However as my funds are scare, to fund the purchase i have sold off 1 lot of SembMar which will fund 80% of singtel purchase. Hope i have made a "right" decision.

Q2 profit down 6.7% but SingTel still ups dividend payout ratio

Singapore Telecommunications’ bottom line has been hit by its indirect expedition to Africa but the operator still raised its dividend payout ratio even as the pain lingers on in the coming quarters.

South-east Asia’s largest telco yesterday reported an unexpected 6.7 per cent dip in second-quarter net profit to $892 million, from $956 million a year earlier.

The result falls short of the average forecast from seven analysts polled by Dow Jones, which pegged the firm’s Q2 earnings at $969 million.

Consequently, underlying earnings per share for the three months ended Sep 30 fell to 5.59 cents, from 5.98 cents even though sales climbed 8.1 per cent to $4.4 billion, from $4.1 billion in 2009.

But despite the earnings blip, the company has raised its dividend payout ratio for this year to between 55 per cent to 70 per cent of underlying net profit, from 45 per cent to 60 per cent previously.

Sabana Shariah Compliant REIT

Sabana Shariah Compliant REIT, which owns industrial properties in Singapore, has priced its initial public offering at $1.05 a share or at the midpoint of the indicative range, IFR reported on Friday citing sources.

Based on the offer size of 605.8 million units, Sabana REIT will raise $636.1 million from the IPO.

Sabana REIT, Singapore’s first Islamic REIT and the largest Shariah-compliant property trust anywhere, had originally set a price guidance of $1.00–$1.10.

HSBC is the sole financial adviser for the IPO and is joint global coordinator, bookrunner and underwriter with United Overseas Bank and Daiwa.

Another IPO, but only minority has been allocated for public. I will try my luck, however I will need to "borrow" some money to try for it. As my funds are 90% used up.

Times files, tomorrow i will be starting work after 2.5 months of break... and i don't feel the break is enough! To make things worst, i just came back from 12 days of holidays....

Is coming to end of 2010, recap on the goal that i have set of earning $300 monthly passive earning (dividend) with 100K invested into portfolio and value of portfolio to grow 10% annually.
Glad that i have achieved my $300 monthly dividend, dividend as of 2010 will be $3,741.54. And my portfolio has growth beyond 100K.
My target for next yr will be $500 monthly passive earning (dividend) and portfolio value of 150K.

Robust operating data reaffirms 2Q performance

Robust aviation operating data. SATS Ltd’s recent 2QFY11 aviation operating data had lent support to our view that the group is poised to deliver another positive set of quarterly results on 2 Nov. As a note, the group registered improvement across all operating indices in the quarter (both YoY and QoQ), thanks to the recovery in the aviation industry. In particular, unit services grew 5.9% YoY as a result of increased flights from full-service and low-cost carriers. Unit meals also increased by 7.8% YoY on the back of a 10.8% YoY growth in passenger traffic, while cargo throughput rose 7.9% YoY. This is largely consistent with our Sep 17 report that SATS may potentially gain from the continued expansion in industry demand, hence turning in better financial performance for 2QFY11.

Improvements expected to continue, albeit at slower pace. According to the International Air Transport Association (IATA)’s October survey, aviation business conditions had continued to show improvements. While some airlines are starting to turn cautious in view of a modest economic growth in 2011, we note that a still-high 60% of the airlines being surveyed expect further improvement in profitability over the next 12 months (vs. 69.2% in July survey). On the passenger and cargo business front, expectations for further improvements in demand similarly appear to be moderating in light of the economic outlook and the end of restocking activity, but are

still high at 62.5-68.4% (down from 73.9-80.0% in the July survey). As such, we still expect to see further improvements in SATS’ operating performance going forward, albeit at a slower pace (in line with our FY11-12F forecasts).

Maintain BUY with S$3.30 fair value. We continue to like SATS for its growth opportunities, consistently strong operating cashflows and excellent management. The recent launch of the first-ever city check-in and baggage acceptance service with Marina Bay Sands and contract win to provide ground handling services for SIA in Hong Kong are testaments to the group’s ability to innovate quality services and expand its market presence, in our view. We are keeping our DCF-based fair value of S$3.30 pending the release of its 2QFY11 results (cost of equity: 8.5%, terminal growth rate: 1%). At current level, we see an attractive 17.0% upside potential in the stock. As such, our BUY rating on SATS remains.

MIT’s IPO 38 times oversubscribed

Trust expected to raise as much as $1.19b in gross proceeds from IPO

Mapletree Industrial Trust’s (MIT) initial public offering (IPO) saw a strong take-up rate with an oversubscription of about 37.9 times, led by demand from institutional players.

The take-up means that more than $20.1 billion in total of application money was made available for the IPO, MIT said yesterday.

MIT is expected to raise as much as $1.19 billion in gross proceeds from its IPO, if an overallotment option of 91.75 million units is exercised.

Mapletree is selling 1.28 billion MIT units at 93 cents apiece. This includes some 595 million units, comprising 489 million units that were placed out and 106 million units that were sold to the public.

Six cornerstone investors, namely AIA, Prudential Asset Management (Singapore), Henderson Global Investors, Columbia Wanger Asset Management, US investment firm DE Shaw and Dutch pension fund APG, will subscribe for a separate 323 million units.

Mapletree’s two subsidiaries, Mapletree Dextra Pte Ltd and Sienna Pte Ltd, will also subscribe for 359 million units, giving Mapletree a post-IPO stake of about 31 per cent if the greenshoe option is fully exercised.

The placement tranche of 489 million units was oversubscribed by 39.6 times, with a total value exceeding $18 billion.

The public tranche included 25.5 million units reserved for subscription by the directors, management, employees and business associates of Mapletree.

The remaining 80.6 million units, representing about 6.3 per cent of the total unit sale (excluding the overallotment), was about 27.7 times oversubscribed, translating to total value of about $2.1 billion.

MIT’s offer price represents an annualised distribution yield of 7.6 per cent for fiscal 2010, which is estimated to rise to 8 per cent for fiscal 2011.

It expects to pay out all of its distribution income to unitholders from listing until March 31, 2012, MIT said at a briefing last week.

MIT, which is the third real estate investment trust to be launched by Temasek Holdings’ Mapletree Investments, has a portfolio of 70 industrial properties in Singapore.

Global Logistic Properties (GLP) also saw firm interest in its IPO, which was more than 12 times oversubscribed.

Out of the 88,393 public offer applications for GLP, 85,136 applications, or 96 per cent, were successful ones.

The balloting results of the GLP applications also threw up some startling numbers. It showed that there were 22 successful applicants from the public who had initially applied for at least one million shares, coughing up at least $1.96 million upfront.

They were eventually allotted 10,000 shares each.

Shares of GLP continued their uptrend yesterday, gaining 5.53 per cent or 12 cents to end at $2.29. It was the most active stock on the Singapore Exchange, with 262 million shares changing hands.

Trading of the units of MIT is expected to start tomorrow at 2pm.

Today bought another 9 lots of CACHE... next in the watchlist will be SPH & SembMar. And GIC logistics IPO. However due to the limited funds that i have, i might need to diversified some of capitaland. I am targeting counters that have both high dividend & growth.

SINGAPORE : The Government of Singapore Investment Corporation (GIC) has said its logistics arm could seek to raise as much as S$3.9 billion in its initial public offering.

This would make it the country's second-biggest IPO.

Global Logistic Properties has set an indicative price range of S$1.78 to S$1.96 per share.

According to its prospectus, the IPO will comprise up to nearly two billion shares, including for cornerstone investors and over-allotment.

The IPO opens on October 11 and the shares are expected to start trading on October 18.

The proceeds will go towards supporting growth plans in China and Japan.

Citigroup and JPMorgan are joint global coordinators and book runners with UBS, DBS and CICC.

High quality assets. Starhill Global REIT (Starhill) owns 13 properties across five countries with retail and office components. Starhill derives some 60% of its gross revenue from Singapore, where it holds stakes in Wisma Atria and Ngee Ann City, landmark assets on Orchard Road, Singapore’s premier shopping street. Other assets including the newly acquired Malaysia assets are also in high traffic, central locations, with mid-high end or luxury positioning.

Strong sponsor. Sponsor YTL Corporation Berhad (YTL), one of the largest listed companies on the Bursa Malaysia, holds a 28.8% stake in Starhill. Phuket was too commercialize although we choose a less crowded Kata beach. Everything is so expensive there compared to Krabi even compared to Bangkok. No surprises on the food... but anyway is a good short get away trip.... Next up Penang in 2 weeks time! :)

Always wanted to try Cafeteria ilLido located at suntec, finally have the chance to try, but i can tell you the services SUCKs or even does it have service? But anyway the food taste alot better than the service, the beef is tender but you can taste a little burnt smell taste like it was BBQ but i quite like the taste.. haha.. the prawn is nice for the special dip sauce. The pizza is thin crust and the squid is nicely done, so tender.. yummy..

First time in Olio Cafe, didnt came with too high expectation, but is way better than what i expected, the black pepper steak was nicely done without choking pepper smell. While the burger also quite ok. And the special thing is the cafe sandwiches came with sweet potato fries! which i shall try the next time.

Generally the food is okie, somehow not common from normal Chinese restaurant. Price wise is relatively on the high side. Lobster Porridge don't taste exactly like Lobster but still quite nice. The chicken contains more bones than meat, as for the fish, prawn & veg, etc.. is quite average. Hardly find any Lala in the lala soup, haha most of the taste is herbal. For that price tag i dun recommend you to visit here if not for a special celebration....

So sick of my job that i almost want to tender now... but think i will go for option 2, that is to utilize my leave so as to shorten my work week from now till July, think i will have around 30 days of leave for me till Aug. So i can take 2 days a week for the next 14 weeks... hahaha... Will start to planning after i have settle my passport, planning to take off to do it next Monday.

And i need my photoshop CD to edit my pictures... need to go back home to retrieve it.. there are lots of photos pending....

Headache, still having headaches...each and everyday...sigh....

CLT expects $417m cache from IPO

SINGAPORE - Cache Logistics Trust (CLT) expects to raise $417.2 million from its initial public offering which was launched yesterday - the first logistics real estate investment trust (Reit) to be listed after a two-and-a-half-year hiatus.

CLT, which is a joint real estate investment unit of CWT and ARA Asset Management, is offering 474.1 million units at 88 cents each.

The IPO is priced at the higher end of the 84 cents to 88 cents indicative range but Mr John Lim, chief executive officer of ARA Asset Management, said that he remains confident that it will still attract "overwhelming demand".

There are currently six properties in CLT's portfolio which are located near Changi Airport, PSA terminals and Jurong Port.

With a total gross floor area of 3.9 million square feet, the properties include ramp-up warehouses - a multi-storey feature that CLT's chief executive officer Daniel Cerf believes will maximise plot ratio and boost its resilience as a logistics Reit.

Earlier this year, CWT sold two properties in Singapore to CLT for $445 million, with the Reit funding the purchase through a combination of shares and cash.

CLT said that it will use the IPO proceeds to fund new properties and working capital.

The units are expected to start trading on the Singa-pore Exchange Mainboard on April 12.

Macquarie Capital, Standard Chartered and DBS Bank are underwriters and joint global co-ordinators of the IPO.

I think most likely this will be the FIRST IPO that i will subscribe. :)

For the past 3 months, my health has not been in good shape... both mentally and physically tired... getting sick much more easily now and recovering is much harder.... because of weather? work? Age? or just that my body is failing me....

I just hope that my insurance will be enough if i am ever down with watever illness..

Life is so short and fragile, but yet most of the time we spent it on unless stuff.... When ppl starts to aged, health will starts to falls... so please get yourself covered when you are still healthy, if not it will not be that easy to get an insured. Leaving the world is not a bad thing, the worst is living in bad health together with all the illness. So get yourself financially ready if touch wood, such things happen. And when you are gone, u can at least leave something for your love ones.

So how much is enough? i have no answer to that question... but i guess at leave 500K coveraged is enough for NOW... Do note on the fine prints of the policy.. At least you need to be covered for D AND TD AND CI, "and" means u can claim 3 times. I guess it will be good to get a good medi Shield and accidental plan as well.

I guess i am still abit short but near there.... but at least i am increasing on a annually.... So please spare aside 10 or 20% of ur salary to get yourself covered, anyway u can still get back your money by the end of 20 or 30 yrs (if we are still around)...

Going to waste another 2 weeks for ICT from the 18th to 30th Jan... sigh...

Have not been a good week last week... visited clinic and clinic, and had to admitted to AH on sat... trust me you will not want to know what i have went through inside... i was like a zombie inside, which can hardly leave my bed as i was on IV drip, they call it a fish tank plug which can drip from 2 sources. i couldnt move my hands for more than 2 days, till Now my hands still feel the ache and pain.
Really want to thanks family, friends, colleagues & loves one who visited me and warm wishes.
I will be on hospitalization leave till 22 Dec...

STI year’s new high of 2786 today coincides with banks’ belated highs but other key stocks have yet to test 2009 peaks, raising odds of further index strides towards 2900 Except for DBS which continues to under-perform the STI, itself standing 27.3% below 3831 peak as at this morning, UOB and OCBC have outperformed. Still, DBS ($14.76) at $14.86 year’s high today remains 9.6% below its record $24.60 peak whereas UOB ($19.60) at $19.94 high is 17.1% below $24.05 record and OCBC ($8.45) is 13.2% under $9.80 peak measured from this week’s $8.51 high.
Considering their combined weight of around 30% on the STI it is not surprising that their 2009 highs coincide with the index breaking out to a 15-month high, covering the final 2740-2763 gap created at start of second leg crash in Sept last year.

Most industries in the index chalked up year’s highs in Sept-Oct and in the case of the 3 commodities stocks which have a much shorter listed history, record peaks as well. The other heavyweights are at varying degrees of distances from their record highs.
Many have pulled back 5-10% from these highs and with chances high they could test 2009 highs, this should pave the way later for the STI to climb higher in the event the banks are stretched.

There is also SGX ($8.16) which is playing laggard and at its recent year’s $8.91 high is still a staggering 48.2% below $17.20 record.
Besides SGX, the leading under-performers include SembCorp Ind ($3.48) and KepCorp ($8.11), 48.4% and 41.5% below respective peaks of $6.90 and $14.66. As SCI is very near 2009 high of $3.56, it can be expected to overcome it and test next $3.62 target followed by $3.84.
KepCorp is quite a distance from year’s $8.57 high which is a fair nearest target after $8.40 seen last week.
Good support at $8. SCM ($3.57) is also not far from $3.76 year’s high and is down 34% from record $5.70. Next target after $3.76 is $3.82-86 with good support at $3.40 followed by $3.31.
NOL ($1.65) is an even worse under-performer, down 65.7% from record $5.78 high and $1.98 high this year. Nearest hurdle is $1.82-85 followed by $1.98 with support at $1.55 followed by $1.43-47.
SIA ($14.20) is also getting near year’s $14.50 high which should be easy to test followed by $14.92 and $15.12 resistances. It is only 17.9% below $17.66 record measured from $14.50, outperforming the STI. Support is at $13.90 and $13.78 followed by $13.54.

As our house is shaping up nicely... and almost done.. The next focus will be fully into investing, growing $$.
I have decided to diversify OCBC away as it is just another 10 - 15% away from their high before the crash, whereas alot of counters are still far away from their highs... Today I have re-invested part of the $$ into FraserCT, other possible counters are SPH and ASC India Trust.

Will be working towards my next yr's target of earning $300 monthly passive earning (dividend) with 100K invested into portfolio by next yr end and value of portfolio to grow 10% annually. Is this possible? I think i have set a realistic goal, and will be achievable if i stick to my strategy. i will closely track this from next month.
